Expansion Manager

Summary of Position

An international company specialized in retail is looking for an Expansion Manager who is responsible for the expansion of the brand in Cambodia by opening several shops within Phnom Penh. She/he will be based in Phnom Penh

Main Duties and Responsibilities

  • Evaluate and identify potential new premises/land for opening new stores in Phnom Penh. 
  • Research the market for best expansion locations.
  • Analyze an define a vision in terms of number of store, position, size
  • Act as first point of contact for landlords and their representatives for negotiation of terms and conditions, letters of intents and tenancy agreements
  • Handle all negotiation related matters in relation to tenancy by working closely with landlords and their representatives to ensure all agreed terms are reflected in legal documents
  • Monitor and manage lease statuses to ensure terms and conditions are constantly reviewed for existing and new lease agreements
  • Negotiate best lease terms for the company from financial and business perspective in all new lease agreements, renewals and terminations
  • Co-ordinate and liaise with different counterparts including Store Development, IT, Marketing, Operations and Finance etc. to ensure all project deadlines are met
  • Coordinate with different stakeholders during the process of setting up and building of the shop. Follow the project until completion.

Experience Required

At least 5 years of relevant experience in planning procedures, real estate site selection, and lease negotiations with landlords and consultants

Minimum Educational Level Required

Bachelor's Degree

Minimum Career Level Required

Experienced (Non-manager)

Languages Required

Good command in written and spoken English and Khmer.

Other Requirements

  • Proven track record of successfully developing and establishing shopping centers and high street retail projects, prior experience in working in an international real estate developer or sizable retail group is a definite advantage
  • Background in construction is appreciated.
  • High integrity, pragmatic, hands on and able to work independently and prioritize your work 
  • Excellent communication and negotiation skills; Sensitive to figures with excellent numerical skills  
  • Excellent IT Skills including MS Word, Excel and PowerPoint
  • High integrity and trustworthy.
  • Good time management skills, able to handle multi-tasks and work under pressure
  • Great network in the real estate industry.
