Operations Manager
Summary of Position
Bakong Village Co. Ltd. currently, we are looking for a candidate in the position Operations Manager. As an Operations Manager, this person will be held accountable for overall operations -- sales, miscellaneous operational support, site quality/maintenance -- from before project Handover until after project Handover.
Before Handover (Pre/During-Construction)
Before the Handover period, the Operations Manager is mainly expected to help the Project director deal with Sales and Leasing
Sales & Leasing Management
- Assist Project Director in finding and screening tenants – look for prospective tenants and ensure they meet eligibility requirements
- Ensure all legal and regulatory documents are filed and monitor compliance with laws and regulations
- Conduct survey of the property market to obtain information on competing lease rates and other trends that affect occupancy/rent
- Input and coordinate QA/feedback with Marketing and Communications team on content needed for sales/marketing materials
- Assist in reviewing sales/strategy policies and guide sales team according to sales plan
Miscellaneous
- Develop, implement and review operational policies and procedures
- Draft and carry out policy/guidelines for Bakong Village residents to follow – the do’s and don’ts for the residents
- Identify and negotiate with local surrounding vendors to see if they’re willing to relocate closer to Bakong Village
- Assist Project Director in the Handover process
After Handover (Post-Construction)
After the Handover period, the Operations Manager will take on a more dedicated role of managing the overall operations within Bakong Village
Operations
- Prepare reports – collecting, analyzing, and summarizing data
- Maintain safe and healthy work environment for employees and BV residential community - by establishing, following and enforcing standards/procedures
- Handle complaints/emergencies – ensure tenants complaints and other emergencies are dealt with right away in an orderly manner
- Maintain accurate and clear documentation for operational procedures and activities
Sales & Leasing Management
- Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property
- Manage daily and weekly marketing and leasing reports
- Meet tenants occasionally to encourage leasing relations

Other Requirements
- Khmer National; Fluent written & spoken English and Khmer
- 4-Year education at an accredited institution – Bachelor’s degree in Operations Management or related field
- 3-5 years of professional experience – Ideally, this person should have prior experience working in a Real Estate Property Management Company, Hospitality, and/or other related field
- Independent and able to work under minimal supervision
- Currently or willing to be based in Siem Reap
